Can you hold a property before I complete the paperwork?
To hold a property off the market, you must submit the following:  
a non-refundable application fee of $50 in cash, certified funds or money order per adult 18+
Ernest money in the amount equal to one months’ rent in certified funds or money order ( No cash accepted
Completed, signed & initialed application for each adult over the age of 18 who will occupy the property
Two (2) ID’s (one photo)
Signed request for employment history
Signed request for rental history if applicable
Can’t I just do the repairs myself?
For insurance purposes and to ensure that repairs are consistently completed in a professional manner, Foothills does not allow Tenants to affect their own repairs.  A repair request on our website will be met with a response from either your Property Manager or our Maintenance Manager and a service call scheduled.
Do I pay first month’s rent and last month’s rent with my security deposit?
Foothills Properties requires only the equivalent of 1 ½ month’s rent for the security deposit and the first month’s rent along with other appropriate fees in order to move in to one of our rentals.
How do I pay rent?
We encourage our Tenants to set up an auto pay with their own bank or to use RentTracker, an electronic system set up for use by Foothills Properties’ Tenants to pay their rent.  Checks are accepted but not encouraged.
How old do I have to be to apply?
Adults 18 year of age and older.
I want to get a pet. What do I do?
All pets much be approved before moving them into a home, whether at the time of lease signing or later.  The issue is addressed during the application process.  If, after moving into a Foothills rental, you wish to get a pet, a call to your Property Manager will help ease the way for the little critter.  Be very careful, as certain breeds are forbidden by owners’ insurance carriers, and to bring those pets into your home will spell disappointment for you and the Foothills staff who are all pet lovers.
I want to move out, but my roommate wants to stay. What do I do?
If your roommate can qualify on his/her own for the rental, we need simply to draw up paperwork arranging for you to be taken off the lease and determining the dispensation of the security deposit.
Is the deposit refundable?
The security deposit is refundable at move-out based on property condition.
May I have a co-signer?
If necessary, Foothills will accept a guarantor who must apply and go through the credit and background check process the same as the occupying Tenant.
My lease expiration is coming and I want to move out. What do I do?
You will receive a letter from Foothills approximately 2 months prior to your lease expiration reminding you of that deadline.  You need only complete the paperwork included in that letter advising that you plan to move.  We will take care of the rest.
Who is responsible for paying for repairs & maintenance requests?
All repairs and maintenance of Foothills rentals are the responsibility of the Owner.  There may be some circumstances where you, the Tenant, have caused damage and will therefore be held responsible for the financial aspects of the repair.
